May 18, 2018 – Important Update re: Re-Occupancy of The Martinique

Dear Residents of 56-11 94th Street / The Martinique,

Further to our recent post of May 3rd regarding the re-occupancy of your building, please be aware of additional updates, below.

As noted previously, over the past 12 months, interior construction and renovation of the A-L line has been taking place and we are pleased to report that management plans to begin moving residents back into their new apartments in mid-June, subject to government agency sign-off.

Our team has met with the relevant City housing agencies to establish a re-occupancy plan and schedule. During the month of May, our construction professionals will complete all interior work and we will schedule all inspections with City agencies that are required prior to move-in. We aim to have all of this completed within the next four (4) weeks.

In the interim, management would like to be in contact with all residents of the A-L line and begin conversations regarding their individual move-in schedules. Move-in dates will be staggered over a two-week period as set out below:

6th Floor:     June 15th – June 17th  from 8am-6pm

5th Floor:     June 18th – June 20h from 8am-6pm

4th Floor:     June 21st – June 23rd from 8am-6pm

3rd Floor:     June 24 – June 26th from 8am-6pm

2nd Floor:    June 27th– June 29th from 8am-6pm

1st Floor:     June 30- July 1st  from 8am-6pm

G Level:       July 2nd

Updates: May 3, 2018

Following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

A-L Line

  • New wood flooring has been laid and installed in all apartments.
  • New kitchen floor tile has been installed in all apartments.
  • New bathroom floor tiling has been installed in all apartments.
  • New bathroom wall tile has been installed in 95% of apartments.
  • All new kitchen cabinetry has been delivered to site and 90% of the kitchens have been installed along with new countertops.
  • All new bathroom vanities and vanity tops have been delivered to site and 95% are installed.
  • New roof and parapet is 100% completed.

Both Lines of the Building (A and C)

  • Hallways in both lines of the building will be upgraded and will feature new flooring, light fixtures, signage as well as be repainted. This work is scheduled to begin in mid-May and be completed in mid-June.
  • Lobby upgrades have begun and are scheduled to be competed at the end of May.
  • Laundry room will be completed by mid-May.

Updates: February 9, 2018

Following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

  • Abatement of exterior windows, doors, and air conditioning sleeves is completed on all Floors
  • Electrical line installation is completed on Floors 2-6 and 75% completed on Floor 1
  • Plumbing, cast iron, domestic water, gas, mechanical heat, and duct work line installations are completed on Floors 2-6 and 50% completed on the Floor 1
  • Bathroom tub settings and shower bodies are 20% completed on all Floors
  • Sheet rock and taping are 80% completed on Floors 2-5
  • Cooking gas on the A Line has been fully restored
  • Re-occupancy of the A – L Lines is targeted for June 2018

Updates: January 16, 2018

Following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

  • Abatement of exterior windows, doors, and air conditioning sleeves is 95% complete
  • Electrical rough is complete on Floors 2-5 and 90% complete on the Floor 6
  • Plumbing is complete on Floors 2-4 and  80% complete on Floor 5
  • Mechanical steam lines are 100% complete on Floors 1-5
  • Roof and parapet work remain ongoing
  • Electrical Advisory Board Meeting is scheduled
  • Please note: cooking gas service has been temporarily suspended in Bank “A”. Condensation had formed on the “C” Bank side of a gas pipe, which later froze and led to the FDNY shutting off the cooking gas main for Bank “A”.  This issue is being actively worked on but requires inspections by and permits from DOB and the National Grid. Following inspection and the timely issuance of new permits, Management hopes to have gas restored inside three (3) weeks. We apologize for any inconvenience this may cause.

Following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

  • Interior framing on Floors 1-6 is 100% complete
  • Insulation on Floors 2-4 is 100% complete
  • Electrical roughing (bringing in various lines prior to making final connections) on Floors 2-4 is 100% complete, and 50% complete on the Floor 5
  • Mechanical steam roughing is 100% complete on Floors 1-6, with branches on Floors 2-4 100% complete
  • Elevator repairs are 99% complete
  • Parapet work is 85% complete
  • Re-occupancy of the A – L Lines is targeted for June 2018

Updates: November 3, 2017

Following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

  • C Line work:
    • Joist replacement along the roof is now 99% complete
    • Roof decking is 85% complete
    • Parapet reconstruction is 65% complete
  • Roof abatement of the A Line is 99% complete
  • Interior framing of units and hallways at the Ground, First and Second Floors is 75% complete
  • Plumbing and electrical work has begun on the First and Second Floors
  • Re-occupancy of the A – L Lines is targeted for June 2018

Updates: October 17, 2017

The following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

  • Remediation of the C Line is 100% completed.
  • Demolition of the prior parapet wall is 100% completed, with reconstruction of the new parapet wall now 50% completed.
  • Roof abatement on the A Line has begun and is expected to take 2 weeks to complete (weather permitting).
  • Joist replacement on the C Line roof is 98% completed.
  • Elevator replacement to begin this week.
  • Total re-occupancy of the A – L Lines is now targeted for June 2018.

Updates: October 5, 2017

The following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

  • Roof joist replacement is at 95% completed
  • Parapet rebuild is 70% completed
  • 2nd Floor remediation is completed
  • 1st Floor remediation will be completed by the end of the week
  • Abatement of the Bank A roof will begin early next week

Updates: September 18, 2017

The following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

  • All construction and renovation plans for repairing the entirety of the A-L lines have been approved by the DOB
  • Remediation on the 2nd Floor has been completed
  • Demolition of the parapet wall is 100% completed; reconstruction is underway and 45% completed
  • Joist replacement above apartments J through B is 80% completed
  • Temporary roof removal is 100% completed

Updates: August 31, 2017

The following is a summary of recent construction activities taking place in the building as management continues to repair and rebuild the A-L lines so residents can return home as quickly as possible:

  • Equipment for the new elevator has been ordered
  • Horizontal members that provide structural support for the roof (“joists”) are being replaced and abated
  • Parapets are being rebuilt in tandem with joist replacement
  • All interior abatement on the Ground Floor through the 6th Floor is 100% completed
  • Demolition of the interior concrete masonry shafts is completed on Floors 1 – 4
  • All interior renovation plans have been submitted and are pending DOB approval
